When faced with rent increases at their senior apartment complex, the client decided to look at other options.   Rents had gone up from $1300 to $1424 and the next increase was set for another 9.5% hike.  They looked at different options to fit their retirement budget.   They looked at condos, mobile home parks and senior communities.  None of these options were going to be cheaper than what they were currently paying.   Mobile Home parks had expensive land rents and condos were too high priced and had expensive HOA payments.  They heard about the new ADU laws and decided to contact Konhoff Company and explore their options with the house they had owned for years but were currently renting to their daughter and son-in-law.  By using a renovation loan, they would be able to finance an ADU based on the finished value of the property with the ADU on it.   Without this feature, they did not have enough equity to finance the project.   Their mortgage payment before the ADU project was $2290/month.   After the ADU project, their new monthly payment was $3057/month.   An increase of $767/month.   The added cost of the ADU was about half of what they were paying for apartment rent.   In addition, they were set with a 30 year fixed rate and no longer had to worry about rent increases.  Their monthly housing expense decreased by almost 50% in the first year!
